KR IS A LUXURY DEVELOPMENT AT 443 BALMES STREET, PROMOTED BY ALTING
Alting Real Estate Group has put its luxury housing development Kennedy Residencial on the market, located at 443 Balmes Street, in the Sant Gervasi district of Barcelona.
It is a listed historical building at the very top of Balmes Street, on Kennedy Square, in the La Bonanova neighborhood, which is one of the most exclusive, in-demand residential areas of the Catalan capital.

The building has 14 luxury homes with up to 295 m² of space, meticulously designed layouts and top-quality, maximum-efficiency finishes.

KR RENOVATION PROJECT - COMBINING CLASSIC AND MODERN TASTES
Alting Group acquired the building in 2019 and the project has been developed and promoted by the company’s technical department.
The Kennedy Residencial building was designed by Modernisme architect Eusebi Bona i Puig in the mid-20th century and is listed for its historical value. The renovation included a full restoration of the façades and preserved the most iconic elements like the balconies, main staircase, marble floors, wrought-iron main door and solid-wood 2.5-meter front door to each apartment.

The project was led and managed by the Alting Technical Department, with Pedro Ojesto, technical director in the Developments Department, and María Santos, Project Manager.
Pedro Ojesto explained that “renovations are always a journey from the existing structure to the most modern design with all the best features.” And with Kennedy Residencial, “the heritage value of the building is particularly tied to the surrounding urban planning because the properties that comprise it elegantly resolve the connection between Carrer Balmes and Avinguda Tibidabo with a square that also opens onto Passeig de Sant Gervasi.”
Plus, he adds that “the structure was a surprise. We found very strong framing with inverted hollow bricks, which makes the building much lighter while also insulating the apartments more efficiently than traditional Catalan vaults. Seeing that we could raise the floors a bit without adding steps, we decided to install radiant floor heating, which is often difficult in renovated buildings.”
Pedro also shared some particularities of the KR gardens: “Probably the most surprising of the preexisting elements was the natural backyards with huge trees reaching all the way up to the third floor. The only thing we had to do was clean up and restore the natural terrain. There was no need to redesign nature.”
For her part, María Santos highlights “the astonishing original architecture, which
on one hand, it gives us large, elegant spaces that are hard to find in new builds today (high ceilings, huge picture windows and even some enclosed balconies, etc.).
And, on the other, it makes it a sustainable space right from the start (thick façade walls covered in stone or lime mortar, Catalan roofs with ventilated air chambers, etc.), which along with current technical means (aerothermics, insulated aluminum window frames on the façade, app-controlled installations, etc.) create a unique project with exclusive homes that are both comfortable and energy efficient.”

APlus, this time Alting has once again trusted in the studio led by interior designer Mercè Borrell to decorate the model apartment, foyer and common areas of the development.
Mercè tells us that her participation in this project “has been extremely gratifying in carrying out the interior design project for the common areas and the model apartment. Based on the meticulous renovation that combines elements from different styles, we transformed the space into an elegant, harmonious place in line with its surroundings, history and the city’s heritage.”
In terms of her inspiration for designing the model apartment, the prestigious interior designer explained she was “looking for a space that engaged with its surroundings, in a timeless, elegant yet surprising style where residents can find a sense of harmony that will awaken all five senses. The textures, finishes, lighting, it is all about emotion in a delicate yet evocative space. It is through our emotions that we remember experiences.”
