Alting presents the new image of 34-36 Ganduxer at the hand of Mercè Borrell

Alting Real Estate Group has finalized the complete renovation work of the lobby, common areas, patios, parking area and roof of its building located at  34-36 Ganduxer Street of Barcelona, for which it has had the collaboration of Mercè Borrell, who has carried out an exclusive interior decoration project.

Ganduxer, 34-36 is a residential building situated in an exclusive area of Barcelona, next to the Sant Gregori Taumaturg Square, and it is one of the main assets that make up the asset portfolio of the Alting group.

The building has a total surface area of 5,600 m² distributed in a ground floor, seven upper floors and parking area. The upper floors are dedicated to rental luxury dwellings and on the ground floor there are three commercial premises located at street level that are leased to BBVA, GAES and the restaurant LE CINQ GASTRONOMIA GOURMET.

With an investment of around €500,000, the work on the property of Ganduxer, 34-36 is part of Alting’s strategic repositioning plan. This renovation was conceived with the objective of maximizing the value of the building and to give it greater stability and profitability sustained over time.

Design and elegance in the Zona Alta

On this occasion, Alting has again entrusted the project to the firm of the interior decorator Mercè Borrell, which has carried out the interior decorating project for the modernization of the lobby, the common areas and the parking area.

With respect to the new lobby, Mercè tells us how they approached the elegant project:

“In order to be able to intervene in one of the main public areas of the Ganduxer building, we have thought of a timeless, elegant and comfortable design, for all the tenants of the property.

We have wanted to provide luminosity, elegance and spaciousness with the chosen tones and materials. The flooring enters into the lobby and spreads out like a carpet that accompanies you from the entry to the stairs, where we observe a marked contrast.

The project offers a warm welcome to the visitors from the entrance with a set of natural plants that give life. And the distribution has been designed to enjoy a fluid and diaphanous space.

We have created contrasts of materials with the aim of not elapsing and of ageing with dignity with the passing of time. In addition, we have dared to use gold to emphasize architectonic elements and to play with theatricality. The indirect light used helps to enhance the most beautiful elements of the architecture.”

Details that mark the difference

“The central lamp of the stairway, specifically designed for this building, is one of the principal elements of the project. For its part, the signage has also played an important role: the contrast of black on white emphasizes it; it is explicative, visual, functional and it reinforces the styling of the property.”

From the Technical Department of Alting, the project manager María Santos, explains how the technical project is the result of “a very detailed study of the construction systems, the materials and the installations that has been done with maximum care for details, finishes and the implementation process:

In our objective of managing to modernize the common areas of the property, strong emphasis has been placed on its use and maintenance, so that it may maintain its sustainable value over time.

For the lobby, high-end materials have been chosen, such as porcelain stoneware for flooring and walls. The stairway, the main core of the interior decoration project, has been clad with classical black granite of great hardness and elegance.

In the case of the hallways of the upper floors, glossy finishes of great beauty and resistance have been chosen. In turn, the walls of the stairways, being an area more sensitive to deterioration, have been covered with plastic paint of easy maintenance.

In addition to the careful selection of the materials for walls and floors, in the renovation of the installations, low consumption and environmentally sustainable elements have been used, a central objective with which Alting works in all its projects.”
