Alting Real Estate Group has sold Hotel Pedralbes to a Catalan family office. This three-star hotel is located in the prestigious Sarrià – Sant Gervasi district of Barcelona, at 4 Fontcoberta street.
The building, located just off Avinguda Diagonal near the university and Camp Nou stadium, has 30 rooms and 1,310 m² on 8 floors and a basement.
In January 2017, Alting acquired Hotel Pedralbes from the HUSA hotel group through a public tender and added it to its portfolio of assets. In addition to Alting, various national and international hotel groups and family offices submitted bids to that tender.
After acquiring the building, the Alting technical department fully modernized and updated the rooms and common areas, repositioning the asset on the market.
From 2018 to 2020, the hotel was rented out to the international group Ginosi Apartels & Hotels, which operates hotels, aparthotels and tourist apartments with offices in Europe and the US.
In 2022, Alting rented the property to the German group limehome, which operates short, medium and long stay hotels and tourist apartments and is the current tenant of Hotel Pedralbes.
Finally, in 2023, the Alting Investment Department decided to divest this asset, selling the building and hotel license to a Catalan family office.
Hotel Pedralbes, therefore, is another success story for the company, with value based on a clear strategy of acquiring and adding value by repositioning and leasing properties in optimal market conditions.
