On Thursday, May 30, <strong>Alting Deputy Director General Carolina Marcos<\/strong> took part in the 3rd annual event of the<strong>\u00a0<a href=\"https:\/\/www.rics.org\/\">Royal Institution of Chartered Surveyors<\/a><\/strong> in Barcelona. Renowned experts from the sector met to analyze the real estate capital market and discuss the main trends and opportunities in the investment market.<\/p>\n<p>The event, moderated by <strong>Savills Spain <\/strong>CEO Anna Gener, also featured Javier Ochoa, president of <strong>RICS in Spain<\/strong>. In addition to our Deputy Director General Carolina Marcos, the panel included noteworthy professionals like Javier M\u00e9rida Garc\u00eda, of <strong>P3 Spain Logistic Parks<\/strong>; Antonio Roncero, of <strong>CBRE Investment Management<\/strong>; and Federico Holzmann, of <strong>Hoteles Catalonia<\/strong>.<\/p>\n<p>During the discussion, Carolina Marcos noted that we are in a wait and see period, and that \u201cit is hard to predict how long it will last because the situation depends on various geopolitical factors and economic indicators.<\/p>\n<p>Numerous analysts hope to see a relaxing of monetary policy in Europe, with a 25 basis points drop in June and a 75 basis points cut overall in 2024. This rate stabilization will allow capital, particularly institutional, to return in 12-18 months, finding <strong>a spot where supply and demand curves intersect<\/strong>, which is not happening now. Private capital, which is less dependent on debt markets, may be activated faster.\u201d<\/p>\n<p>Faced with this uncertain situation in the financial markets, <strong>Alting\u2019s strategy is \u201ceven more cautious and prudent,<\/strong> taking longer, <strong>analyzing operations in greater depth<\/strong> and sometimes <strong>more creatively<\/strong>, but always with the <strong>long-term vision of a property management company<\/strong>.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-1086591 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/RICS-2024-2.jpg\" alt=\"3r encuentro RICS Barcelona\" width=\"1280\" height=\"960\" \/><\/p>\n<p>During the interesting event, Carolina told the audience how \u201cAlting\u2019s portfolio is <strong>diversified geographically and by type of asset: residential buildings, offices, retail and hotels<\/strong>.\u201d So, our analysis of the market and trends is different for each sector, although with the same starting point, which is the foundation of the Company\u2019s strategy: <strong>the quality and location of the asset<\/strong>.<\/p>\n<p>In the <a href=\"https:\/\/www.alting.com\/en\/investment\/residential-buildings\/\"><strong>residential sector<\/strong><\/a>, Carolina explained how the company has completed three post-pandemic developments, which have been \u201can extraordinary success in terms of time on the market, profit and land prices, because there is a latent demand for high-quality products in Barcelona. Clients are willing <strong>to pay more if the product is truly high quality<\/strong>.\u201d<\/p>\n<p>In the <a href=\"https:\/\/www.alting.com\/en\/investment\/office-buildings\/\"><strong>offices sector<\/strong><\/a>, she highlighted that, as owners, \u201cwe have to transform obsolete offices to give our tenants what they need and be worth the high rents we aim to charge.\u201d Also, at Alting we are committed to \u201cfocusing on <strong>prime locations, CBD, in spaces that offer flexibility and buildings that can be certified<\/strong>, because tenants ask for these certifications, and with the very best quality.
