{"id":2557,"date":"2022-06-27T08:16:29","date_gmt":"2022-06-27T06:16:29","guid":{"rendered":"https:\/\/www.alting.com\/trends-office-market-barcelona-madrid\/"},"modified":"2026-01-23T14:37:30","modified_gmt":"2026-01-23T13:37:30","slug":"trends-office-market-barcelona-madrid","status":"publish","type":"post","link":"https:\/\/www.alting.com\/en\/trends-office-market-barcelona-madrid\/","title":{"rendered":"Trends in the office market in Barcelona and Madrid"},"content":{"rendered":"<p>Barcelona, June 27 2022.- The <strong>Spanish offices market<\/strong>, in this first quarter of the year, have gotten back on track, with <strong>volume of operations up<\/strong>, according to the Savills \u201c<a href=\"https:\/\/www.savills.es\/research_articles\/264033\/315106-0\">Espa\u00f1a Research \u2013 1T 2022<\/a>\u201d report.<\/p>\n<p>In <strong>Madrid,<\/strong> the volume of operations for the first quarter topped figures for the previous three years, with the<strong> average for 22Q1 up 66%<\/strong> and 46% year-on-year.<\/p>\n<p>The <strong>market in Barcelona<\/strong> posted a year-on-year <strong>increase of 21%<\/strong>, with the third best Q1 figures ever.<\/p>\n<p>Plus, they closed the quarter with a <strong>vacancy rate<\/strong> of roughly 9.5% in Madrid and 6% in Barcelona.<\/p>\n<h3>Towards a hybrid model with sustainable offices<\/h3>\n<p>It is worth noting that <strong>the average size of the offices in these operations<\/strong> in the first quarter of the year was <strong>over 860 m\u00b2 in Barcelona<\/strong> (above the historical average of 641 m\u00b2) and <strong>990 m\u00b2 in Madrid<\/strong>.<\/p>\n<p>This figure reflects how o<strong>ffice space remains key to carrying out corporate business<\/strong>, with companies looking for more flexible, pleasant spaces for their employees after the pandemic.<\/p>\n<p>On a European level, 72% of companies (compared to 55% in 2021) say they are moving towards a hybrid working model, according to a study conducted by CBRE. In this regard, <strong>spaces that easily adapt to changing needs<\/strong> are important to three in four companies surveyed.<\/p>\n<p>Plus, according to the <a href=\"https:\/\/www.jll.es\/\">JLL Work Dynamics Pulse on trends for 2022<\/a>, 61% of workers prefer a<strong> flexible hybrid job<\/strong> that allows them to work from the office 2-3 days a week, encouraging teamwork and a sense of belonging, and to telecommute the other days.<\/p>\n<h3>Most in-demand areas: back to the center<\/h3>\n<p>In terms of the most in-demand areas, <strong>the trend of returning to the center of cities is back<\/strong>.<\/p>\n<p>In <strong>Barcelona,<\/strong> users of <strong>flex spaces<\/strong> choose the areas in the <strong>center of the Catalan capita<\/strong>l (like Avinguda Diagonal and Pla\u00e7a Catalunya), while <strong>tech companie<\/strong>s mainly opt for the <strong>22@ District,<\/strong> a benchmark for national and international technology firms.<\/p>\n<p>And in <strong>Madrid,<\/strong> companies are clearly most interested in the area <strong>inside the M-30 ring<\/strong> road, confirming the importance of <strong>centrality in the search for new locations<\/strong>.<\/p>\n<p>The <strong>business, financial, technology and professional services sectors<\/strong> are driving rent up.<\/p>\n<p>With the changing global economic situation, the new cycle of interest rates and data from the second quarter, we\u2019ll see whether these are short- or long-term trends in the offices
