{"id":2505,"date":"2015-05-07T11:06:50","date_gmt":"2015-05-07T09:06:50","guid":{"rendered":"https:\/\/www.alting.com\/real-estate-sector-revives-with-new-stakeholders\/"},"modified":"2026-01-28T14:03:19","modified_gmt":"2026-01-28T13:03:19","slug":"real-estate-sector-revives-with-new-stakeholders","status":"publish","type":"post","link":"https:\/\/www.alting.com\/en\/real-estate-sector-revives-with-new-stakeholders\/","title":{"rendered":"Real estate sector revives with new stakeholders"},"content":{"rendered":"<p>Barcelona, May 7 2015.- The <strong>real estate market<\/strong> has resurrected with new <strong>stakeholders<\/strong>, leaving behind large real estate groups, and <strong>only those who have been able to adapt, like Alting, have survived.<\/strong><\/p>\n<p>Today <strong>companies in the sector<\/strong> can be broken down into <strong>three large groups<\/strong>: service <strong>platforms or management agencies <\/strong>that belong to financial institutions, which are being acquired by foreign investors; <strong>real estate investment trusts<\/strong>; and an even <strong>smaller group of developers<\/strong>.<\/p>\n<p>In terms of operations, the revival is more accentuated when we look at the tertiary sector, <strong>with shopping centers and offices fueling growth, as the figures show<\/strong>. Operations closed in 2014 totaled 10.483 billion euros. And the<strong> breakneck pace continues<\/strong>: the first three months of 2015 have seen real estate transactions valued at 2.3 billion euros.<\/p>\n<p>Although capital volumes in 2014 were at pre-crisis levels, the price of assets is still lower, so many more deals on more square meters have been negotiated.<\/p>\n<p><strong>Buyers, mainly foreigners<\/strong>, have gone directly through investment funds or indirectly through REITs (publicly traded real estate companies whose turnover must be at least 80% from rentals. They are subject to special conditions and, in exchange, enjoy tax exemptions and rebates).<\/p>\n<p><strong>The real estate market today is under pressure from those looking to get the best buildings
