The renovation included a<strong> full restoration of the fa\u00e7ades and preserved the most iconic elements<\/strong> like the balconies, main staircase, marble floors, wrought-iron main door and solid-wood 2.5-meter front door to each apartment.<\/p>\n<p style=\"text-align: center;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-777845 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/Kennedy-Residencial-Obra-Nueva-Venta-Vestibulo.jpg\" alt=\"Kennedy Residencial Obra Nueva Venta Vestibulo blog\" width=\"800\" height=\"533\" \/><em>Kennedy Residencial Foyer<\/em><\/p>\n<p>The project was led and managed by the Alting Technical Department, with <a href=\"https:\/\/www.linkedin.com\/in\/pedro-ojesto-vallina-2ba21125\/\">Pedro Ojesto<\/a>, technical director in the Developments Department, and <a href=\"https:\/\/www.linkedin.com\/in\/mariasantosluque\/\">Mar\u00eda Santos<\/a>, Project Manager.<\/p>\n<p>Pedro Ojesto explained that \u201c<em>renovations are always a journey from the existing structure to the most modern design with all the best features<\/em>.\u201d And with Kennedy Residencial, \u201c<em><strong>the heritage value of the building is particularly tied to the surrounding urban planning<\/strong> because the properties that comprise it elegantly resolve the connection between Carrer Balmes and Avinguda Tibidabo with a square that also opens onto Passeig de Sant Gervasi<\/em>.\u201d<\/p>\n<p>Plus, he adds that <em>\u201cthe structure was a surprise. We found <strong>very strong framing with inverted hollow bricks<\/strong>, which makes the building much lighter while also <strong>insulating the apartments more efficiently<\/strong> than traditional Catalan vaults. Seeing that we could raise the floors a bit without adding steps, we decided to install <strong>radiant floor heating<\/strong>, which is often difficult in renovated building<\/em>s.\u201d<\/p>\n<p>Pedro also shared some particularities of the KR gardens: \u201c<em>Probably the most surprising of the preexisting elements was the <strong>natural backyards with huge trees<\/strong> reaching all the way up to the third floor. The only thing we had to do was clean up and restore the natural terrain. There was no need to redesign nature<\/em>.\u201d<\/p>\n<p>For her part, Mar\u00eda Santos highlights \u201c<em>the astonishing original architecture, which<\/em><\/p>\n<p><em>on one hand, it gives us <strong>large, elegant spaces<\/strong> that are hard to find in new builds today (high ceilings, huge picture windows and even some enclosed balconies, etc.).<\/em><\/p>\n<p><em>And, on the other, it makes it a <strong>sustainable space<\/strong> right from the start (thick fa\u00e7ade walls covered in stone or lime mortar, Catalan roofs with ventilated air chambers, etc.), which along with <strong>current technical means<\/strong> (aerothermics, insulated aluminum window frames on the fa\u00e7ade, app-controlled installations, etc.) create <strong>a unique project with exclusive homes that are both comfortable and energy efficient<\/strong><\/em>.\u201d<\/p>\n<p>.<\/p>\n<p style=\"text-align: center;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-777839 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/Kennedy-Residencial-Obra-Nueva-Venta-Salon-02.jpg\" alt=\"\" width=\"800\" height=\"533\" \/><em>Model apartment living\/dining room<\/em><\/p>\n<p>APlus, this time Alting has once again trusted in the studio led by interior designer <a href=\"http:\/\/merceborrell.com\/\">Merc\u00e8 Borrell<\/a>\u00a0to decorate the model apartment, foyer and common areas of the development.<\/p>\n<p>Merc\u00e8 tells us that her participation in this project \u201c<em>has been extremely gratifying in carrying out the interior design project for the common areas and the model apartment.
