{"id":2288,"date":"2020-10-26T08:43:11","date_gmt":"2020-10-26T07:43:11","guid":{"rendered":"https:\/\/www.alting.com\/3rd-office-pulse-savills-aguirre-newman-with-participation-alting\/"},"modified":"2026-01-23T14:49:36","modified_gmt":"2026-01-23T13:49:36","slug":"3rd-office-pulse-savills-aguirre-newman-with-participation-alting","status":"publish","type":"post","link":"https:\/\/www.alting.com\/en\/3rd-office-pulse-savills-aguirre-newman-with-participation-alting\/","title":{"rendered":"3rd Office Pulse organized by Savills Aguirre Newman, with participation from Alting"},"content":{"rendered":"<h3 style=\"text-align: center;\">Offices, where are we headed?<\/h3>\n<p>On Thursday October 22 2020, <a href=\"https:\/\/www.savills-aguirrenewman.es\/\">Savills Aguirre Newman<\/a> presented the <strong>2020 third-quarter data for the office market\u00a0<\/strong>at its 3rd \u201cOffice Pulse\u201d, an event that took place in Barcelona and was streamed live by over 400 users.<\/p>\n<p>With the title \u201c<strong>Offices, where are we headed?<\/strong>\u201d, Savills Aguirre Newman presented the third-quarter data for the office market at an event featuring <strong>Hip\u00f3lito S\u00e1nchez<\/strong>, head of Offices Spain; <strong>\u00c1ngel Estebaranz<\/strong>, national director of Offices Madrid; and <strong>Natalia Montal,<\/strong> associate director of Offices Leasing Barcelona.<\/p>\n<p>Hip\u00f3lito S\u00e1nchez highlighted, \u201cWe currently have good fundamentals like <strong>low availability in the office market<\/strong>, plus <strong>international investors<\/strong> are committed to our country.\u201d<\/p>\n<p><strong>\u00c1ngel Estebaranz<\/strong> confirmed that the demand in Madrid \u201cshowed slow but <strong>steady reactivation<\/strong> in the third quarter. <strong>Vacancy<\/strong> rose slightly and <strong>starting rent prices<\/strong> held steady, although there have been some temporary adjustments.\u201d<\/p>\n<p>Finally, <strong>Natalia Montal<\/strong> noted that in Barcelona \u201c<strong>new leases<\/strong> aren\u2019t showing a surface reduction.\u201d<\/p>\n<p style=\"text-align: center;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-772688 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/Evento-Office-Pulse-Mercados-Oficinas-Blog2.jpg\" alt=\"Evento-Office-Pulse-Mercados-Oficinas-Blog2\" width=\"800\" height=\"533\" \/><\/p>\n<p>After the data was presented, the event featured a debate on <strong>future trends in the office sector<\/strong>, with <strong>Carolina Marcos<\/strong>, deputy director general of Alting; <strong>Albert Alcober<\/strong>, COO of <strong><a href=\"https:\/\/www.inmocolonial.com\/\">Colonial<\/a>,<\/strong> and <strong>Daniel Mayans<\/strong>, managing director and head of Spain for the <a href=\"https:\/\/es.freogroup.com\/\"><strong>Freo Group<\/strong><\/a>.<\/p>\n<p><strong>Carolina Marcos<\/strong> highlighted that <strong>\u201clocation, energy<\/strong> and space <strong>efficiency, flexibility<\/strong> and <strong>sustainability<\/strong> are all fundamental aspects we have to make sure our assets have in order to give them the very <strong>best quality<\/strong>.\u201d And therefore offer attractive properties that stand out on the market.<\/p>\n<p><strong>Daniel Mayans<\/strong> focused on <strong>energy certification<\/strong> in buildings and the importance of users, as \u201cusers are the focus and what give the property value.\u201d<\/p>\n<p>While <strong>Albert Alcober<\/strong> affirmed that right now \u201cthere is <strong>an increase in potential demand<\/strong>, with fewer contacts but of higher quality.\u201d<\/p>\n<p style=\"text-align: center;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-772691\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/Evento-Office-Pulse-Mercados-Oficinas-Blog3.jpg\" alt=\"Evento-Office-Pulse-Mercados-Oficinas-Blog3\" width=\"800\" height=\"533\" \/><\/p>\n<p>The debate concluded that the office market is in a very special situation, given the current, exceptional context.<\/p>\n<p>The hybrid model that combines telecommuting and working from the office will be a trend today and tomorrow, having revealed that <strong>offices are a strategic asset for organizations\u2019 development<\/strong>.
