{"id":2227,"date":"2019-05-23T10:00:24","date_gmt":"2019-05-23T08:00:24","guid":{"rendered":"https:\/\/www.alting.com\/office-market-barcelona-1q-2019\/"},"modified":"2026-01-23T14:20:56","modified_gmt":"2026-01-23T13:20:56","slug":"office-market-barcelona-1q-2019","status":"publish","type":"post","link":"https:\/\/www.alting.com\/en\/office-market-barcelona-1q-2019\/","title":{"rendered":"Record contracting in the Barcelona office market in the 1st quarter of 2019"},"content":{"rendered":"<p>Barcelona, May 23 2019.- The <strong>office market<\/strong> in Spain continues being concentrated in Madrid and Barcelona, cities that absorb 44% and 25% of the total searches, respectively, as extracted from the <a href=\"https:\/\/www.misoficinas.es\/informes\/5496\/informe-de-busquedas-de-oficinas-q1-2019\">Quarterly report of MisOficinas.es<\/a>.<\/p>\n<p>On the global level in Spain, the mean <strong>surface area of office searches<\/strong> has grown by 18% with respect to the first quarter of the past year, going from 720 m\u00b2 to 850 m\u00b2. If we look at the rent, <strong>the average rent<\/strong> has gone down 2%, being \u20ac13.78\/m\u00b2 in the first quarter of the year.<\/p>\n<p><strong>In the case of Barcelona<\/strong>, however, <strong>the mean surface area<\/strong> was situated below the overall average, being 681 m\u00b2 at an average price of \u20ac12.04\/m\u00b2. All of this in the first quarter, which has closed with more than 140,000 m\u00b2 contracted in Barcelona, achieving the highest level of office contracting corresponding to the first quarter of the year.<\/p>\n<p>Also in Barcelona, the so-called CBD (<strong>Center Business Distric<\/strong>t) accounts for more than 51% of the searches. But, as has been occurring in recent years, there is little offer available in the <strong>Prime Area and center of the City<\/strong>, for which reason the availability is transferred to the<strong> new business areas and the periphery<\/strong> of Barcelona.
