{"id":2180,"date":"2019-06-04T10:00:52","date_gmt":"2019-06-04T08:00:52","guid":{"rendered":"https:\/\/www.alting.com\/renovation-offices-ruiz-de-alarcon-5\/"},"modified":"2026-01-23T14:20:45","modified_gmt":"2026-01-23T13:20:45","slug":"renovation-offices-ruiz-de-alarcon-5","status":"publish","type":"post","link":"https:\/\/www.alting.com\/en\/renovation-offices-ruiz-de-alarcon-5\/","title":{"rendered":"Alting will convert its historic building RA5 into a sustainable LEED Gold building"},"content":{"rendered":"<h3 style=\"text-align: center;\">Alting carrey out projects with environmental certification LEED Gold<\/h3>\n<p style=\"text-align: left;\">Barcelona, June 4 2019.-<strong> Real Estate Group<\/strong> has begun the project of the complete renovation of its emblematic office building located on <a href=\"https:\/\/www.alting.com\/inversiones\/hotel-de-5-estrellas-en-ruiz-de-alarcon-5\/\">5 Ruiz de Alarc\u00f3n Street of Madrid<\/a>, with the collaboration of the prestigious architectural firm <a href=\"http:\/\/www.ortizleon.es\/\">Ortiz.Leon Arquitectos<\/a>.<\/p>\n<p>The project was conceived to obtain the <strong>highest environmental certification LEED Gold<\/strong>, which guarantees its energy-saving capacity and sustainability, in a <strong>privileged location in Los Jer\u00f3nimos district<\/strong>, next to the Retiro Park and representative buildings such as the Madrid Stock Exchange and the Cibeles Palace (current headquarters of the Madrid City Council).<\/p>\n<p>RA5 is a <strong>historic building<\/strong> from 1905 designed by the <strong>prestigious architect Enrique M\u00aa Repull\u00e9s y Vargas<\/strong>, also the author of buildings such as the Palace of the Madrid Stock Exchange or the Patio de Armas of the Royal Palace of Madrid.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-774099 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/RuizAlarcon_Plano-RA5-ubicacion.jpg\" alt=\"\" width=\"1022\" height=\"662\" \/><\/p>\n<h3>RUIZ DE ALARC\u00d3N, A BUILDING IN A PRIVILEGED AREA OF MADRID<\/h3>\n<p>After its modernization, RA5 will offer <strong>5,548 m\u00b2 of modern offices<\/strong> with an approximate capacity of <strong>500 jobs<\/strong> and a magnificent <strong>rooftop<\/strong> <strong>terrace<\/strong> with capacity for 100 persons. A project designed to cover the needs for housing corporate headquarters of large national or international companies.<\/p>\n<p><a style=\"color: #384554;\" href=\"https:\/\/www.linkedin.com\/in\/pedro-ojesto-vallina-2ba21125\/\">Pedro Ojesto<\/a>, <strong>Technical Director<\/strong>, and <a style=\"color: #384554;\" href=\"https:\/\/www.linkedin.com\/in\/sergiopanart\/\">Sergi Pa\u00f1art<\/a>, <strong>Project Manager of Alting<\/strong>, explain to us how this ambitious project of transformation has been planned, aware of its <strong>historic value as a neoclassic building and catalogued as an asset of cultural interest<\/strong> (BIC \u2013 acronym in Spanish):<\/p>\n<p><em>\u201cThe project envisages meticulous <strong>modernization work and reinterpretation of the spaces<\/strong> with the purpose of adjusting them to the needs of modern companies of today, applying <strong>criteria of flexibility and functionality<\/strong> of offices of the 21st century, providing it with <strong>diaphanous<\/strong> <strong>spaces<\/strong> with important free heights from floor to ceiling and abundant natural light. All of this maintaining the stately aesthetics of the building\u201d.<\/em><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-774095 size-full\" src=\"https:\/\/www.alting.com\/wp-content\/uploads\/2024\/07\/RuizAlarcon_RA5-Edificio-oficinas.jpeg\" alt=\"\" width=\"953\" height=\"640\" \/><\/p>\n<p><em>\u201cThe <strong>process of total renovation<\/strong> of the central patio, restoration of all the <strong>coffered ceilings<\/strong>, replacement of <strong>wood carpentry<\/strong>, consolidation of the structure and the complete recovery of the elevator open to the principal stairway. We will substitute the patio floor, which up to now was opaque, with trafficable and translucent glass, creating in this way two leisure areas, an open-air one above and another protected below.<\/em><\/p>\n<p><em><strong>New installations<\/strong> for air conditioning with renewal of clean air, with <strong>raised flooring throughout, self-regulating artificial lighting with natural light<\/strong> and a <strong>domotic control system<\/strong> of the heating equipment.<\/em><\/p>\n<p><em>The building has <strong>2 fa\u00e7ades<\/strong> of similar proportions and a square and concentric <strong>central patio<\/strong> of large dimensions. It has <strong>7 floors<\/strong>, practically the same with two core areas. It has <strong>pedestrian access<\/strong> to the first floor from the streets Ruiz de Alarc\u00f3n and Juan de Mena, with their vestibules with access control of persons. The cores have <strong>3 large elevators<\/strong> and recovered wooden stairways equipped for evacuation. The circulation in each floor goes around the patio, obtaining in this way enormous flexibility of hallways and configurations.
