Alting will convert its historic building RA5 into a sustainable LEED Gold building

Alting carrey out projects with environmental certification LEED Gold

 

Alting Real Estate Group has begun the project of the complete renovation of its emblematic office building located on 5 Ruiz de Alarcón Street of Madrid, with the collaboration of the prestigious architectural firm Ortiz.Leon Arquitectos.

The project was conceived to obtain the highest environmental certification LEED Gold, which guarantees its energy-saving capacity and sustainability, in a privileged location in Los Jerónimos district, next to the Retiro Park and representative buildings such as the Madrid Stock Exchange and the Cibeles Palace (current headquarters of the Madrid City Council).

RA5 is a historic building from 1905 designed by the prestigious architect Enrique Mª Repullés y Vargas, also the author of buildings such as the Palace of the Madrid Stock Exchange or the Patio de Armas of the Royal Palace of Madrid.

 

 

RUIZ DE ALARCÓN, A BUILDING IN A PRIVILEGED AREA OF MADRID

After its modernization, RA5 will offer 5,548 m² of modern offices with an approximate capacity of 500 jobs and a magnificent rooftop terrace with capacity for 100 persons. A project designed to cover the needs for housing corporate headquarters of large national or international companies.

Pedro Ojesto, Technical Director, and Sergi Pañart, Project Manager of Alting, explain to us how this ambitious project of transformation has been planned, aware of its historic value as a neoclassic building and catalogued as an asset of cultural interest (BIC – acronym in Spanish):

“The project envisages meticulous modernization work and reinterpretation of the spaces with the purpose of adjusting them to the needs of modern companies of today, applying criteria of flexibility and functionality of offices of the 21st century, providing it with diaphanous spaces with important free heights from floor to ceiling and abundant natural light. All of this maintaining the stately aesthetics of the building”.

 

 

“The process of total renovation of the central patio, restoration of all the coffered ceilings, replacement of wood carpentry, consolidation of the structure and the complete recovery of the elevator open to the principal stairway. We will substitute the patio floor, which up to now was opaque, with trafficable and translucent glass, creating in this way two leisure areas, an open-air one above and another protected below.

New installations for air conditioning with renewal of clean air, with raised flooring throughout, self-regulating artificial lighting with natural light and a domotic control system of the heating equipment.

The building has 2 façades of similar proportions and a square and concentric central patio of large dimensions. It has 7 floors, practically the same with two core areas. It has pedestrian access to the first floor from the streets Ruiz de Alarcón and Juan de Mena, with their vestibules with access control of persons. The cores have 3 large elevators and recovered wooden stairways equipped for evacuation. The circulation in each floor goes around the patio, obtaining in this way enormous flexibility of hallways and configurations. The roof floor is accessed through an elevator and it is a public terrace with views of all of Madrid.”

 

 

"Thanks to these measurements and to the project’s implementation plan, the LEED certification (Leadership in Energy and Environmental Design), the prestigious international standard system for the evaluation of sustainable spaces, will recognize Ruiz de Alarcón 5 as a project of high efficiency granting it the LEED® Gold Core and Shell certification.

The renovation of Ruiz de Alarcón 5 forms part of the strategic plan of repositioning of the assets owned by Alting, which envisions the maximization of value of the Prime assets of the Company.

The building of offices for rent are fully marketed as a single unit and will allow housing the headquarters of a company with the date of final delivery being at the end of October 2019.
