{"id":2919,"date":"2015-04-16T08:58:31","date_gmt":"2015-04-16T06:58:31","guid":{"rendered":"https:\/\/www.alting.com\/renta-2014-novetats-en-materia-dhabitatge-parte-2\/"},"modified":"2026-01-28T14:03:35","modified_gmt":"2026-01-28T13:03:35","slug":"renta-2014-novetats-en-materia-dhabitatge-parte-2","status":"publish","type":"post","link":"https:\/\/www.alting.com\/ca\/renta-2014-novetats-en-materia-dhabitatge-parte-2\/","title":{"rendered":"RENTA 2014 | Novetats en mat\u00e8ria d&#8217;habitatge -Part 2-"},"content":{"rendered":"<p>Barcelona, 16 d&#8217;abril del 2015.- A les <strong>novetats de la reforma fiscal en mat\u00e8ria d&#8217;habitatge<\/strong>, en aquesta segona part anem a recollir aquelles q\u00fcestions relaciones amb els <strong>beneficis derivats del patrimoni immobiliari<\/strong>.<\/p>\n<p>En la nostra primera entrega publicada el 9\/4\/15, acab\u00e0vem parlant de les deduccions per lloguer, des de la perspectiva de l&#8217;inquil\u00ed, en aquest lliurament veurem les <strong>deduccions des de la visi\u00f3 del propietari<\/strong>:<\/p>\n<p><strong>1- Deducci\u00f3 per rendiment net per lloguer d&#8217;un immoble<\/strong><\/p>\n<p>Els propietaris podran deduir fins al 60% dels rendiments nets obtinguts i fins al 100% si l&#8217;arrendatari t\u00e9 entre 18 i 30 anys o si aquest t\u00e9 fins a 35 anys i un contracte anterior a l&#8217;1 de gener de 2011. Per als contractes que se signin ja aquest any, en la declaraci\u00f3 de 2015, els propietaris nom\u00e9s podran deduir-se el 60% dels rendiments, sigui quina sigui l&#8217;edat de l&#8217;inquil\u00ed.<\/p>\n<p>A m\u00e9s, els propietaris poden deduir tamb\u00e9 altres despeses vinculades al lloguer de l&#8217;immoble com el pagament de la comunitat i les despeses de manteniment o reparacions. Si les despeses superen les rendes rebudes, l&#8217;exc\u00e9s es pot deduir durant els 4 anys seg\u00fcents.<\/p>\n<p><strong>2-Tributaci\u00f3 dels guanys o p\u00e8rdues patrimonials<\/strong><\/p>\n<p>Una altra de les mesures de la reforma fiscal afecta els coeficients d&#8217;abatiment i correcci\u00f3 monet\u00e0ria, que permeten la rebaixa de la tributaci\u00f3 de les plusv\u00e0lues obtingudes per la venda d&#8217;un habitatge.<\/p>\n<p>En l&#8217;exercici 2014 es mantenen com fins ara, a partir de 2015, els coeficients s&#8217;aplicaran nom\u00e9s fins a un import total de 400.000 euros de la part proporcional del guany obtingut fins al 20 de gener del 2006.<\/p>\n<p>Com fins ara, els que venguin el seu habitatge habitual i reinverteixin els diners en l&#8217;adquisici\u00f3 d&#8217;una altra estan exempts de tributaci\u00f3.<\/p>\n<p>A m\u00e9s, a partir de 2015, els majors de 65 anys estan exempts de tributar per les plusv\u00e0lues aconseguides per la venda de l&#8217;habitatge habitual, si destinen l&#8217;import total obtingut a la creaci\u00f3 d&#8217;una renda vital\u00edcia assegurada, amb un l\u00edmit de 240.000 euros i en un termini de sis mesos.<\/p>\n<p><strong>3-Daci\u00f3 en pagament, exempta d&#8217;impostos<\/strong><\/p>\n<p>Els guanys patrimonials obtinguts per la transmissi\u00f3 d&#8217;habitatge habitual del deutor o del garant del deutor, sempre que la transmissi\u00f3 s&#8217;hagi realitzat per daci\u00f3 en pagament o en execuci\u00f3 hipotec\u00e0ria judicial o notarial, estan exemptes de pagament d&#8217;impostos des de gener de 2014 i exercicis anteriors no prescrits fins a 2010. Aix\u00ed, en qualsevol d&#8217;aquests dos casos, no caldr\u00e0 pagar impostos pel benefici fiscal resultant de la supressi\u00f3 del deute hipotecari. Per executar la cancel\u00b7laci\u00f3, els deutes s&#8217;han de tenir amb una entitat de cr\u00e8dit i el propietari de l&#8217;habitatge no ha de disposar d&#8217;altres b\u00e9ns per satisfer el
