{"id":2918,"date":"2015-04-09T08:08:59","date_gmt":"2015-04-09T06:08:59","guid":{"rendered":"https:\/\/www.alting.com\/renda-2014-novetats-en-materia-dhabitatge-part-1\/"},"modified":"2026-01-28T14:04:18","modified_gmt":"2026-01-28T13:04:18","slug":"renda-2014-novetats-en-materia-dhabitatge-part-1","status":"publish","type":"post","link":"https:\/\/www.alting.com\/ca\/renda-2014-novetats-en-materia-dhabitatge-part-1\/","title":{"rendered":"RENDA 2014 | Novetats en mat\u00e8ria d&#8217;habitatge &#8211; Part 1-"},"content":{"rendered":"<p>Barcelona, 9 d&#8217;abril del 2015.- Ja est\u00e0 en marxa la<strong> nova campanya de la Renda 2014<\/strong>. <strong>La reforma fiscal aprovada el passat mes de juny suposa la modificaci\u00f3 de punts importants en mat\u00e8ria d&#8217;habitatge<\/strong>, per\u00f2 quines s\u00f3n les novetats per a la declaraci\u00f3 de la Renda d&#8217;aquest any?<\/p>\n<p>A causa dels diversos aspectes en relaci\u00f3 a l&#8217;habitatge, aquesta setmana parlarem sobre les deduccions per compra i lloguer, i la pr\u00f2xima setmana informarem de les q\u00fcestions relacionades amb els beneficis de patrimoni derivats d&#8217;un immoble.<\/p>\n<p><strong>1-Deducci\u00f3 per compra d&#8217;habitatge habitual.<\/strong><\/p>\n<p>En la declaraci\u00f3 de 2014 no es podr\u00e0 deduir l&#8217;habitatge, excepte per a aquells que van adquirir habitatge o realitzar algun pagament abans de l&#8217;1 de gener de 2013. Tamb\u00e9 es poden deduir fins a un 15% de les quantitats invertides i amb un l\u00edmit de 9.040 \u20ac aquells que adquirissin el 2012 i anys anteriors.<\/p>\n<p>Pa\u00eds Basc i Navarra, en tenir el seu propi IRPF, continuen mantenint la deducci\u00f3 per habitatge habitual amb posterioritat a gener de 2013.<\/p>\n<p><strong>2- Deducci\u00f3 per reformes en l&#8217;habitatge habitual.<\/strong><\/p>\n<p>Es podran deduir els pagaments realitzats en l&#8217;habitatge habitual sempre que es compleixi un dels seg\u00fcents sup\u00f2sits:<\/p>\n<p>&#8211; S&#8217;hagin realitzat obres per a l&#8217;ampliaci\u00f3 de la superf\u00edcie habitable de l&#8217;habitatge habitual.<\/p>\n<p>&#8211; S&#8217;hagin realitzat obres de rehabilitaci\u00f3.<\/p>\n<p>&#8211; S&#8217;hagin adaptat a persones discapacitades.<\/p>\n<p>La deducci\u00f3 \u00e9s aplicable sempre que les reformes estiguin finalitzades abans de l&#8217;1 de gener de 2017. En aquest cas, la desgravaci\u00f3 tamb\u00e9 ser\u00e0 del 15% fins als 9.040 euros per a l&#8217;ampliaci\u00f3 i rehabilitaci\u00f3, si b\u00e9 en el cas de l&#8217;adaptaci\u00f3 el percentatge pot arribar al 20% (25% en el cas de Catalunya) fins a un m\u00e0xim de 12.080 euros.<\/p>\n<p>Tots aquells que van comprar amb data posterior a l&#8217;1 de gener de 2013 no tenen dret a la desgravaci\u00f3 estatal.<\/p>\n<p><strong>3-Deducci\u00f3 per lloguer d&#8217;habitatge habitual<\/strong><\/p>\n<p>En 2014 es mant\u00e9 la deducci\u00f3 estatal per lloguer d&#8217;habitatge habitual, per als contractes signats durant l&#8217;exercici 2014 i anys anteriors.<\/p>\n<p>La desgravaci\u00f3 \u00e9s d&#8217;un 10,05% de la renda anual de lloguer, sempre que la base imposable dels ingressos sigui inferior a 17.707,2 \u20ac; a partir d&#8217;aquesta xifra, el percentatge de benefici fiscal es redueix, fins a desapar\u00e8ixer, a partir d&#8217;ingressos superiors als 24.107,20 \u20ac base imposable.<\/p>\n<p>Despr\u00e9s de la reforma fiscal, els contractes de lloguer iniciats a partir de l&#8217;1 gener 2015 ja no podran beneficiar-se d&#8217;aquest avantatge fiscal.<\/p>\n<p>Les afeccions de cara al propietari de l&#8217;immoble, per rendiments nets provinents del lloguer, aix\u00ed com la tributaci\u00f3 de guanys i p\u00e8rdues patrimonials, les tractarem dijous vinent 16 d&#8217;abril a la nostra secci\u00f3 ACTUALITAT IMMOBILI\u00c0RIA.<\/p>\n<p><strong>FONTS: <\/strong><em>AEAT |Fotocasa | Idealista<\/em><\/p>\n<p><strong>FOTOGRAFIES: <\/strong><em>Fotocasa<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Barcelona, 9 d&#8217;abril del 2015.- Ja est\u00e0 en marxa la nova campanya de la Renda 2014.
